Lindsay and Bryan, homeowners in old Ottawa South, found themselves in a common yet daunting predicament. Residing in a charming 80-year-old duplex, they loved their location but craved more living space. Compounding their challenge was a growing bulge in their basement floor, raising concerns about the structural integrity of their beloved home. The Challenge
The couple faced two primary issues: the necessity to expand their living space and the need to address the bulge in the basement. Solution Approach
To tackle these challenges, DM Foundations conducted a comprehensive evaluation of Lindsay and Bryan’s basement. Alongside a licensed engineer, we examined the severity of the bulge and assessed the feasibility of lowering the basement to create more headroom. Upon detailed investigation, involving test holes, the engineer identified the culprit: expansive Pyritic Shale, or Billings Shale, known for its potential to cause structural issues by expanding.

The expansive nature of this particular shale is triggered when it interacts with air, leading to detrimental effects on the foundation. We formulate an effective solution.
Our dedicated team undertook the process of chipping away the shale to reach the proper depth, successfully gaining an additional 12 inches of height in the basement. To bolster the structural integrity of the home, we installed a robust 12-inch bench footing around the perimeter that would provide enhanced protection against possible undermining. All specified be professional Engineer and with a city permit.

Additionally, recognizing the importance of natural light and safety, we incorporated an egress window into the design. This not only allowed for better ventilation and light but also ensured that in case of emergencies, a safe exit route was available.
Results
The transformation was remarkable. Lindsay and Bryan’s basement not only received the much-needed height to create a functional living space, but the added safety features assured the couple of their home’s stability moving forward. They could now envision a finished basement that would accommodate their family’s activities and satisfy their space requirements.
